Mandarin Gardens Thomson East Coast Line

The most dramatic transformation just outside Mandarin Gardens is the location of the nearest MRT Station. The Land Authority of Singapore announced the station locations for the Eastern Region Line. This line will run with Thomson Line as a single line.

Thomson-East Coast Line (TEL will Singapore’s sixth rail line.  Wholly underground, it will connect commuters living in the Eastern parts of Singapore, currently not directly served by the rail network.

The first seven stations from Tanjong Rhu to Bayshore will be ready in 2023.

Moreover, there is another exciting thing that LTA will also be building Singapore’s first underground bicycle parks at MRT stations. Located at four of the stations (at Marine Parade, Marine Terrace, Bayshore and Sungei Bedok respectively), these bicycle parks will be great for commuters who wish to cycle to the MRT stations from their home or workplace. In addition, another pleasure is the ability to cycle to East Coast Park from any MRT Station in Singapore.

Mandarin Gardens Siglap Station

The nearest MRT Station to Mandarin Gardens is Siglap Station (TE28).  A resident could reach one of the entrances located along Siglap Link just outside Victoria School within a 5 minute or less walk.  The colour chosen for Thomson East Coast Line is Brown.  Consequently, the station just before Siglap is Marine Terrace, a popular place for food and getting into the wet market.  Parkway Parade is just two stations away.

The station after Siglap is Bayshore and it will serve a new precinct of around 18 hectares in the near future.

East Coast Park Enhancements

From the side gate nearer to East Coast Expressway (ECP), after getting through the underpass, you will reach East Coast, the most popular recreational area for fun, bar-b-que gatherings, picnics, food, walking and cycling. To add on, the National Parks Board (NParks) is embarking on plans to add more amenities and more open spaces with upgraded centres of activities along with different parts of East Coast Park.

Some major changes in the pipeline are:

  1. The previous Goldkist Chalets will be a bicycle pit stop with a variety of food and beverages outlets.
  2. Expect open lawns and theme gardens at the Raintree Cove to provide a breathing space for those who find Marine Cove to be too crowded.
  3. Big Splash will have a vertical playground with a more vibrant water theme, bounded by food outlets and open lawns to host events and activities.

Draft MasterPlan 2019

Urban Redevelopment Authority (URA) release many exciting plans for Singapore in the next 5 years.  At the time of writing, the MasterPlan 2019 is in a draft mode and is in the process of gathering more feedback from the public.  In the same vein, at East Singapore, the following major transformations can be expected:

  1.  There will be a new 60 hectare Bayshore Housing Precinct not too far from Mandarin Gardens, with waterfront residential estate with lush greenery and connected via Thomson East Coast Line with Bayshore and Bedok South MRT Stations.
  2. Changi East will be a 1,080-hectare new major development which includes Changi Airport's Terminal 5, Changi East Industrial Zone, Changi East Urban District with a focus on aviation support and ground transport infrastructure.

Commercial Hubs Nearby Mandarin Gardens

  • Paya Lebar

Nearby to Mandarin Gardens is Paya Lebar Central. This would be a hotpot of new businesses and tenants in the next few years.  In addition, the size of Paya Lebar Central Precinct land is estimated to be 12ha and it is also expected to yield up to 5.38 million sq ft of commercial space.

Currently, there is the Paya Lebar Square which is a 10-storey premium grade office tower, Singapore Post Centre and One KM.

Towards the East, Banks are continuing to make a beeline for Changi Business Park (CBP) as they set up vast complexes to handle back-office operations that used to be scattered across the island. Consequently, CBP is also home to some high-technology businesses, data and software enterprises, and research and development companies

CBP includes Changi City and UE BizHub East; together they house business, retail and hotel operations. In addition, there is also the Singapore University of Technology and Design (SUTD) launched in 2018, providing specialised education on technology and all elements of technology-based design.

Overall, the university will also work with the JTC on an integrated master-plan for the park and its surroundings as part of the SUTD-JTC Industrial Infrastructure Innovation Centre established earlier this month.

Expect world-class waterfront hotels, offices, retail and entrainment outlets at this hub.  More leisure activities at Old Airport Square will be developed. Integrated and elevated pedestrian walkway links will be built, linking Kallang MRT Station, Old Airport Square and to the New Singapore Sports Hub.
