The size of the Mandarin Gardens site is 100,235 sqm or 1,078,920 sqft. It is one of the largest condo plots of land in Singapore. This is effectively the size of fourteen football fields.
The blocks along the East Coast Expressway are low rise and blocks along Marine Parade Road are highrise. As such, residents of the highrise blocks will be able to enjoy the sea views. There are two entrances to Mandarin Gardens, the main entrance is along Marine Parade Road and a Secondary entrance along Siglap Road respectively.
There are two side gates; along the East Coast Expressway for quick access to East Coast Park and Marine Parade Road for access to the bus-stops respectively. At the corners of along Marine Parade Road are the bin centres. With its large space, it is quite common for residents to have a satisfying jog or walk within the compound.
Placement of Facilities
Most of the facilities are placed at the central portion of the land which optimize a easy space for residents to reach each respectable facilities. Most of the residents take the 50-metre pool as the main point of reference. The facilities are well spaced enabling the enjoyment of space when one walks around Mandarin Gardens.
Types of Units
In Mandarin Gardens, the types of units available are:
- 1 Bedroom (732 to 861 sqft)
- 2 bedrooms (1,001 to 1,001 sqft)
- 3 bedrooms (1,528 to 2,099 sqft)
- Penthouse (3,068 to 3,940 sqft)
A floor plan is a simple line drawing showing rooms as though seen from above. Walls, doorways, and windows may not be drawn to scale. In Singapore, floor plans are used as a guide on what you could expect from the unit. It should not be used as a blueprint or a construction plan.
If you were a new owner, you would need to ask some professional in interior design or construction to measure to get a more accurate measurement.
One (1) Bedroom Floor Plan
One bedroom units are hot in demand as the quantum to get them is not high. For those intending to stay, the bigger 1 bedroom unit would be recommended.
If you are looking at a typical smaller one bedroom unit, the common size is 743 sqft. This is a very neat size bedroom with a balcony. The balcony provides the outlet for the bedroom to be very airy and breezy. There are a kitchenette and a yard, very rarely for 1 bedroom unit in Singapore.
For the larger 1 bedroom, the typical size is 828 sqft. The size is large enough for some owners to renovate the dining to host an open kitchen and convert the kitchen space to another bedroom. The living room is very comfortable with a very decent size balcony. The entrance to the balcony is a four-panel ceiling to floor door, this provides a very nice opening for the air to flow through the house. Most owners have bicycles (to live the East Coast living) and park theirs at the balcony.
Two(2) Bedroom Floor Plan
The 2 bedroom unit comes with a utility room and each bedroom is en-suite with their respective private toilet. The living room and the dining area is next to each other, there is enough room to build a separate divider. For a 2 bedroom unit, the size of 1,022 sqft is indeed very luxurious and it is rare in Singapore.
Three (3) Bedroom Floor Plan
For 3 Bedroom unit, there are 3 general types;
- there is a typical size of 1,572 sqft version:
The Master bedroom is ensuite and the other 2 bedroom share a common toilet. There is also another toilet near the kitchen. The utility room is large enough to be a maid’s room. There are also 2 balconies in this unit, one is together with the Master Bedroom and the other is with the living room.
- a mid-large size of 1,787 sqft
Every room is bigger than that of the typical 3 bedroom unit. The living room is large enough to host a 5 to 6 seater sofa. There is, however, only one balcony which is next to the living room
- and the super large version of 2,034 sqft. The super large version within 1 level are at the lowrise blocks and there are some units at the highrise blocks that come in 2 levels. The master bedroom is extra large with a balcony. With this size, more creative interior décors are possible or just simply enjoy the airy space.
Penthouses are very limited in this development and they are not commonly available for sale. A typical penthouse size is 3,143 sqft and comes in 2 levels. The upper level is 1,582 sqft and the lower level is 1,561 sqft. There are 4 bedrooms at the upper level with a family area. There is also a separate entrance to the unit at a higher level.
